Did you know ‘Interior Design’ is only part of what we do?

Every project is different and so too is our scope of service depending on our Client’s requirements. APM Design are often asked to undertake a range of different services, we have explained below what our 5 most popular services are and how these might be helpful to your future project…

1. Design Reports

Ideal for Clients with lower budgets who want to give their venues a face lift but need an expert eye to give them ideas and inspiration.

APM Design will visit your venue to discuss your aims in person and to get a visitor’s perspective on which areas are in need of attention. We will subsequently issue a report appraising each area through the use of existing photographs, inspiration images and suggested finishes and colours. If appropriate we can also produce hand drawn sketch visuals to portray our design intent.

Once completed the Design Report will give Client’s our expert opinion on which areas should be addressed as priorities and how they should be refurbished. We will remain conscious of Client’s budgets throughout this process and ensure that design solutions are in line with any possible budget constraints.

In the past APM have carried out Design Reports for a range of industry sectors including; Hotels, family run B&B’s, residential projects, city centre bars and award-winning country restaurants.

2. Detailed Interior Design

APM Design often take projects from conception right the way through to completion. We will typically split our scope of service into stages;

  • Space planning
  • Concept design
  • Interior design
  • Detailed design
  • Constriction phase supervision

APM work with Clients and any other Design team members throughout these stages to ensure that the design solutions are; coordinated, readily available and affordable within any budget constraints. Documents which we often produce during our appointment may include;

  • Measured Surveys
  • Layout options
  • Concept design proposals documents
  • Sample finishes boards
  • Complete specification documents

3. Planning Applications

APM Design have an excellent record of securing planning permission and discharging conditions for our Clients in the hospitality and residential sectors.

Once appointed APM will produce all the necessary drawings in line with the local planning authorities’ requirements and if necessary, procure additional surveys and site investigations to support the planning application. APM remain on hand throughout the planning process, acting as Planning Agent, to address any local planning office queries and make the process as smooth as possible for our Clients. Once planning approval has been secured APM Design often remain on hand to ensure that any planning conditions are discharged correctly.

In the past 6 months alone APM have secured full planning consent for Clients working across; Lancashire, the Lake District National Park and Greater Manchester.

4.     Pre-Construction Management

Many Design practices may offer some sort of budget or project management service, but did you know that APM Design have our own in house CIOB chartered Construction Manager with over 10 years industry experience managing high end projects? You wouldn't appoint a Project Manager to act as your Designer, so why appoint a Designer to act as your Project Manager?

We take these appointments very seriously and ensure that you only ever deal with a chartered construction manager.

APM advise Client’s either independent or supplementary to our core design services, depending on the individual project requirements. We work with Clients to help them appreciate the following key points:

  • How much will the project cost
  • How long will the project take
  • Who will undertake the work and how should they be appointed
  • What are the risks to be aware of and how should these be controlled
  • Which other consultants need to be appointed
  • What laws and regulation will affect the project

Our pre-construction role is to make sure that Clients are fully prepared for undertaking a project whether that is ensuring they have sufficient funds, time or that they are complying with the numerous laws and regulations concerning construction projects.

If you fail to plan, you are planning to fail.

5. Construction Phase Management

As with point 4 above, this is a specialist role and should only ever be carried out by someone with the relevant experience and qualifications. APM Design are often appointed to oversee the construction phase of the project in the capacity of;

  • Project Manager – Overall role of monitoring, coordinating and progressing the project
  • Quantity Surveyor – Monitor, track and control project costs and expenditure
  • Contract Administrator – An impartial role whereby the legal positions of both Client and Contractor are protected

Construction projects can be stressful and they are inherently risky. It can be extremely time consuming to oversee a project, especially if Clients are doing this in addition to their day job! By appointing APM, Clients are given the confidence that their project is being managed by a chartered expert who has a wealth of experience working on all types of construction projects. Whilst there are never any guarantees when undertaking a construction project, we can promise our clients that their best interests will be protected at all times.

Our Client’s often find that having a ‘one stop shop’ team who will design and manage their project to be highly advantageous. APM have however also carried out construction management services separate from a design appointment.

Having an appointed consultant to act on your behalf throughout a project can be worth its weight in gold, especially if things don’t go as first planned!
