APM Design were employed as Interior Designer, Project Manager, Quantity Surveyor and Contract Administrator for the +£million hotel refurbishment project. The prestigious four star rated Clifton Arms Hotel dates back over 300 years and APM ensured that the design enhanced and made statements of the various historic features. The extent of works designed and managed by APM Design included:
Full kitchen refurbishment
Restaurant area layout reconfiguration and full redesign
Bar lounge area full redesign
Reception and ground floor guest circulation areas redesigned
Guest WC layout reconfiguration and full redesign
Bedroom corridor redesign
External facade enhancements; including discharging planning conditions
Feature decorative lighting
As part of APM's Project Management, QS and Contract Administrator appointment, our services included:
Pre-Contract procurement for all necessary specialist contractors and consultants
Quantification of project scope of works
Full competitive tender process for the Main Contractor appointment
Co-ordination of the Client and Contract teams during the pre and post contract phases including chairing various meetings
Administration of the formal Construction Contracts
Negotiation of costs throughout project, including value engineering
Cost reporting and invoice approvals, including cash flow projections
Issue of appropriate certification at the various stages of the project
APM worked throughout the various COVID-19 lockdowns to fast track the design and Contractor procurement process. This meant that the extensive refurbishment project could take throughout the pandemic ensuring that the hotel was ready for a complete re-launch May 2021.
